The upcoming multifunctional project, known by its working title Chalupkova, will take shape on a plot situated between Chalupkova, Košická, and Mlynské Nivy Streets, in one of Bratislava’s most prestigious locations.
Historically, the area was part of the city’s significant industrial sector. During World War II, it suffered damage from American airstrikes, which led to the gradual decline of existing businesses and neglect of the area.
Our goal is to transform this long-neglected zone into a vibrant area with world-class architecture, top-tier residential and retail spaces, as well as high-quality public spaces complemented with greenery, all while maintaining a strong emphasis on the environment.
The final design of the project emerged from an international architectural and urban design competition. The design by the Italian studio Stefano Boeri Architetti impressed the jury primarily because of the appropriate urban structure of the concept and the green public spaces. At the heart of the project is a park with the character of a ‘secret garden’, with carefully selected greenery adapted to local conditions. There will also be greenery on the vertical facades of some of the residential buildings. The project will also include residential parterres that will provide amenities for residents and visitors.
The project will bring approximately 1,300 apartments in four residential buildings to the area. Construction of the first residential stage is expected to commence during 2026.
