We are preparing the expansion of the Bory Mall shopping centre. A new square will be built in Bory.

This week we submitted the Environmental Impact Assessment (EIA) documents for the Bory Mall expansion project. The submitted documentation also includes a project to build a new plaza to replace the existing outdoor parking lot between the Bory Hospital and the Bory Mall.

The planned extension will be implemented as an extension to the existing Bory Mall. The extension will be oriented in the northeastern part of the mall with orientation to the newly built Bory Hospital and the upcoming new plaza. The plaza will seamlessly connect to the sixth residential phase of the Bory Housing project.

As part of the shopping centre expansion, almost 2,400 m2 of new leasable area will be created, of which approximately 2,000 m2 will be dedicated to shops and services and the rest to gastro operations. The specific tenants who will occupy the newly created spaces will be announced gradualy.

The increased need for parking spaces in connection with the expansion of the shopping centre and the increased number of visitors will be covered by a new exterior car park. The capacity of the car park will be a total of 72 new parking spaces and its construction will be part of the expansion of the shopping centre itself.

We are currently in the process of selling Bory Mall, with the aim of closing the transaction later this year. We intend to obtain the necessary permits for the mall expansion project and the construction of a new outdoor parking lot as part of the permitting process. The actual implementation as well as the detailed timetable will be in the hands of the new owner.

About Bory Mall

Bory Mall is a shopping and entertainment centre in the west of Bratislava, which is part of the Bory project and area. It is located in a newly developed area in the north-western part of Bratislava and commenced operations at the end of 2014. With its family-oriented concept, it offers both quality shopping and leisure opportunities. On 54,000 m², visitors can find almost 200 shops, restaurants, cafés, as well as interesting attractions for children. Every year, the centre also hosts several events that are especially aimed at families with children. The size of Bory Mall makes it a supra-regional shopping centre. Its location on the D2 motorway facilitates accessibility for motorised visitors, who can use more than 2,400 parking spaces in the outdoor or underground car park.

New Square

The documentation for the environmental impact assessment also includes the construction of a new square to replace the existing exterior parking lot between the Bory Hospital and the Bory Mall shopping centre. The construction is planned to start together with the sixth stage of the Bory Housing residential project, the commencement of which will depend on the current market situation. The earliest possible construction date is planned for 2026.

The construction of the new square will create more than 7 thousand m2 of new public spaces, which will be connected to the Bory Hospital, Bory Mall and the sixth stage of the Bory Housing residential project. More than 2 thousand m2 of park greenery, relaxation zones with seating, a water feature, as well as space for various cultural events and festivals will be created in the square. Penta Real Estate is cooperating with landscape and garden architects from ZAAN Architects, a Slovak studio, on the architectural design and refinement of the new square.

This change will significantly improve the quality of public spaces in the area, bringing a place for gathering, relaxation and more green spaces. The capacity of the surface parking spaces will be replaced by the forthcoming parking house project. Together with the planned tram line, this will create a lively boulevard that will continue through the new urban district and form the communication backbone of the whole area.
