We are organizing an architectural and urban planning competition for the project with the working title – Vajnorská. The project will be located on the corner of Vajnorská and Odborárska streets, on the lot with an area of ​​almost 4.5 hectares, in the cadastral territory of the Bratislava – Nové Mesto district.

 

The competition comprises one round and aims to find the future development solution for the long-neglected brownfield in Bratislava’s Nové Mesto. Six renowned international architectural studios have confirmed their participation in the competition:

  • Baumschlager Eberle Architekten
  • Bevk Perović architects
  • ChartierDalix
  • Chybík + Krištof
  • Pantograph
  • Superateliér

Competition proposals will be assessed by a five-member jury of professionals, consisting of three independent members and two representatives from Penta Real Estate. The winner will be announced at the end of March next year.

The regional planning allows for the creation of a multifunctional project of mixed-use offering housing and public amenities, with a gross floor area exceeding 146,000 sq. meters. Once the competition has ended, the architectural study will be prepared, and the investment intention will be presented to the city at the end of 2023. The locality has great potential in terms of future development of the city. There are tram and bus stops right at the border of the future project. A shopping center, Bratislava’s largest sporting grounds and other locations for leisure activities such as the Kuchajda lake or the Lesser Carpathians’ nature are all within walking distance.
The environmental burden

 

The land is located in an area suffering from a significant environmental burden caused by the activity of the former chemical plant of Juraj Dimitrov. “As an investor and developer, we have previous experience with decontamination of environmental damage. During the construction of the project in the center of Bratislava, we remediated part of the land where a former oil refinery used to be located. By recultivating the sludge in Žiar nad Hronom, we managed to avert an impending ecological disaster. We won the ENVIRO OSCAR award for doing so. This land will be approached with equal responsibility, and it will be fully decontaminated before initiating the construction process,” says Juraj Nevolník, executive director of Penta Real Estate Slovakia.
