Penta Real Estate is currently completing Phase 2 of the Nová Terasa residential project. This will bring to Košice 216 apartments in eight apartment buildings and 48 houses. The first four apartment buildings already have the certificate of occupancy (building approval decision) and have been handed over to new owners; the houses have obtained the building approval decision as well. The remaining apartment buildings are in the process of obtaining the building approval decision, which is expected in autumn this year.
Of the total number of 216 apartments, more than 90% is already sold, and a similar situation is in the segment of houses, where the last 12 houses remain to be sold. “The fact that almost the entire project was sold before the building approval proves that it was the right decision to offer family-type housing in a good location and with a great architectural design,” says Michal Padych, Director of Residential Projects at Penta Real Estate Slovakia.
Currently, Phase 3 of the Nová Terasa project, which contains 225 apartments in five residential buildings with excellent layout solutions and overlooking the city, is being prepared in this area. A part of the project will be represented by separate civic-amenities objects, which will provide basic services for new residents. Phase 3 is in the process of obtaining a building permit, its construction should start in the first half of 2018.
About the project
Nová Terasa is located in the proximity of the historical centre and it brings modern architecture to Košice. The architectural design of Phases 1 and 2 comes has been elaborated by the renowned architectural studio Vallo Sadovsky Architects. The project has won nominations in several prestigious contests, such as CE-ZA-AR, CIJ Awards Slovakia, ARCH Award or Building of the Year.
The quality of urban lifestyle is created by private and semi-private courtyards, a central pedestrian zone, plenty of maintained and automatically irrigated greenery, a multifunctional playground and a paved jogging path around the site. The landscaping, playgrounds or barbecue facilities complement the community zone. A part of the project will also be represented by civic amenities in the form of separate pavilions, while both the apartments and the houses are in a low-energy standard. The project is implemented in several phases, the first was completed in 2013 and included 165 apartments.
The project has been developed in consultation with local authorities, the Municipality of Košice and civic associations since the beginning of its realization. “All the parties involved were present as early as during the initial drafting process and during the architectural competition, with several comments by the civic associations being implemented directly into the final project,” says Marcel Martišek, Project Manager at Penta Real Estate Slovakia.
