At the end of 2023, we started construction of the first phase of the Chalupkova office building project, which will transform a long-unused site in Bratislava’s Old Town. In early February, the Environmental Impact Assessment (EIA) documentation for the second phase of the office building was submitted to the relevant authorities. Preparatory work on the site is planned for the second half of 2025.
The second phase of the office building, called Chalupkova Offices, will be built on the corner of Chalupkova and Mlynské nivy streets. The building will build on the concept and architecture of the first phase, the design of which was presented in June last year, after changes were made to the original design of the previous owner. The building will reach the same height of 11 storeys and will be connected to the first phase by a “neck” at the level of the 3rd – 6th storey. It will provide a total of 15,200 sqm of office space for lease, 700 sqm of space of commercial spaces and 240 parking spaces located on the underground floors. The second phase of the building is expected to be commissioned in the second quarter of 2028. In total, both phases of Chalupkova Offices will bring 33,600 sqm of premium office space, 2,200 sqm of retail and service space and more than 650 parking spaces to the Bratislava market.
Sustainability and carbon neutrality
The second phase of the office building is also designed to meet the requirements of the highest level of LEED Platinum certification. The technologies used in the building will also aim to achieve carbon neutrality of the building in operation in accordance with LEED Net Zero certification. “Like our prospective clients, we place great emphasis on key themes such as sustainability, energy efficiency and carbon footprint reduction. At the same time, we offer our future tenants a healthy and comfortable working environment in our building, which is provided with high-quality materials and modern technologies, including monitoring of carbon dioxide levels in the office space,” describes Michal Hranai, Business Development Manager at Penta Real Estate.
Green areas for tenants and visitors
The exterior areas will connect to the surrounding buildings (Phase 1 and the first residential building in the pipeline) and in the future will lead to a green inner-block park. A unique feature of the project is the significant proportion of residential green terraces within the building. Private green spaces will be available to tenants on the 7th and 8th floors. All tenants will have access to a residential green roof that will offer seating options as well as barbecue facilities. “The implementation of green spaces into the project not only brings significant environmental benefits such as reducing the heat island effect and promoting biodiversity in denser urban developments, but also positively impacts the quality of the working environment for future tenants. The greenery contributes to reducing noise levels and dust particle concentrations, creating healthier working conditions. In addition, it provides employees with space for relaxation, informal meetings with colleagues and the opportunity to enjoy a panoramic view of Bratislava, which has a positive impact on their psychological well-being,” adds Michal Hranai.
The first phase under construction
Last autumn, excavation work for the first phase of construction was completed and the building’s foundation slab was finished at the beginning of February. In the coming months, the construction of three underground floors, intended for underground parking spaces, will proceed. The total cost for both phases of construction is estimated at EUR 140 million.
