The Chalupkova project is progressing. Penta Real Estate starts the first residential stage.

Penta Real Estate has submitted the Environmental Impact Assessment (EIA) documents for the Chalupkova residential project to the authorities. The project is thus starting its first residential stage, which will bring 150 apartments to the location. Construction will commence once all necessary permits have been obtained, with an anticipated start in the first half of 2026.

The first residential building is currently in the process of completing an architectural study. The final design will be revealed within a few months. The building is designed in an “L” shape with a dynamic cascading architectural design. The shorter side facing Chalupka Street reaches 15 storeys, while the longer side recedes towards the inner park, creating space for terraces with greenery.

Parking spaces will be located in two underground stories with a total of 232 parking spaces, all of which will be prepared for the future installation of electric charging stations. The commercial space, with an area of 800 m2, will be located on the ground floor of the building in areas with expected high footfall and will serve the building’s residents as well as the local public. The development considers the opening of a restaurant or a bakery.

The building will offer approximately 150 residential units of various types, ranging from compact 1.5-room units to spacious penthouses with large roof terraces. Smaller apartments will have loggias or balconies. The standards of the apartments will match premium materials and modern technologies, including innovative heating and cooling solutions. Sales of the first apartments are expected to start in early 2026.

The project emphasises sustainability and biodiversity. The building will have a vegetated roof which, together with a storage tank in the basement, will retain rainwater for subsequent use for irrigation.  Mature potted trees will be located on individual terraces of the building, thus becoming an integral part of the façade. This is a typical architectural feature of Stefano Boeri Architetti the winner of the architectural and urban design competition. The greenery will be carefully selected and adapted to local conditions (change of seasons, orientation, weather conditions and wind flow, maintenance, etc.).

A green square with paved areas and benches for seating will be created between the residential building and the office building, which is already currently under construction.  The square will also be the entrance area to the future park. This will, once completed, be linked to the green public spaces in the neighbouring projects. This connection will create one of the largest parks in Bratislava.
